Social landlords are becoming less popular with their tenants, according to a new government survey.

A major analysis of tenants in council and housing association properties shows 72% are fairly or very satisfied, compared with 80% two years ago. Private landlords achieved satisfaction ratings of 79% – the same as two years ago and down 1% on 1994/95.

The figures appear in the Department of Transport, Local Government and the Regions' report, Housing in England 1999/2000, based on a survey of 18,650 households.

Tenants were asked how satisfied they were with repairs and maintenance, as well as whether their landlord took account of their views and kept them informed about issues affecting them.

The proportion of council and registered social landlord tenants who felt their landlord took account of their views fell from 76% to 70%.

There were smaller changes in the other two areas.

The survey suggests that councils are bringing down the scores in the social rented sector. While overall satisfaction ratings among RSL tenants fell from 83% to 78% over two years, local authorities saw a drop from 78% to 71%.

The 1999/2000 survey shows 73% of RSL tenants are satisfied with repairs and maintenance, higher than among council tenants (61%) and in the private rented sector (68%).
